Constituted under the UP Industrial Area Development Act, 1976, Noida has now emerged as a planned, integrated and modern industrial city, well connected to Delhi through a network of roads, national highways and the ultra-modern DND flyover, offering inter-road linkages to all parts of the country.
The city is offering a number of buying options in established sectors like Sector 44 and Sector 50, where a large number of residential projects have been launched. Sector 50 emerged as one of the first investment destinations in Noida as it offers quality accommodation. The sector has a mix of plots and apartments comprising group housing and builder apartments like Stellar, Silver City, Assotech, ATS I and ATS II, Mahagun. The sector has well laid roads and will have proximity to Metro Rail network, which adds to the price appreciation in the location. The current capital values in the location are between Rs 4,500 and Rs 5,500 per sq ft and are likely to strengthen with Metro becoming operational. However, developers are launching new projects at much discounted prices, between Rs 3,000 and Rs 3,300 per sq ft, as shown in the chart.
Sector 44, which is close to Greater Noida Expressway, is well connected to Delhi and Ghaziabad. This is the first sector one encounters if we go to Noida via Sarita Vihar Yamuna Bridge. It houses luxury projects like Omaxe Royal Residency, Pearls Gateways, Express Green and Gulmohar Garden, whose prices are Rs 6,500 and Rs 7,000 per sq ft. A number of projects are coming in Sector 45 as well, currently being quoted at Rs 3,300 per sq ft.
Spread over 20,316 hectare, with many sectors fully developed, NOIDA (New Okhla Industrial Development Authority) offers a high standard of living with pollution-free and highly supportive industrial environment with its unique infrastructure providing matchless facilities.
Mohinder Singh, CEO of Noida Authority, says Noida is the industrial fairyland of the nation, far from the dirt, grime and pollution of the National Capital Region. Noida is one of the largest planned industrial townships of Asia.
Unlike many other industrial areas, infrastructural facilities in this area have well preceded development. Emphasis has been laid on developing Noida, as a green heaven; with a slogan of Green Noida Clean Noida, it is totally free from pollution, and also from traffic jams, which can raise the levels of pollution and ambient temperature. The authority has also developed a number of green belts, gardens and parks in furtherance of this stated goal.
Noida has been planned on the gridiron concept and employs state-of-theart technology in engineering, urban planning and architecture.
Singh further claims NOIDA has an abundance of drinking water supply. The 90 tubewells, 5 rainy wells, 25 overhead tanks and 850 km long water pipeline network carry about 2 lakh kld drinking water per day, making the per capita availability of drinking water at 225 litres. In addition to this, the 49,400 kld Ganga water project has already started. Plans are also afoot to make use of rainwater by means of modern indigenous technology for agricultural purposes and to supplement availability of water to meet future requirements.
As far as basic infrastructure is concerned, roads in Noida are even and wide facilitating for a smooth and comfortable movement of traffic. NH-2, Link Road, Kondli Road, Noida-Greater Noida Expressway, the Noida-Agra-Mathura Expressway (under construction), and the eight-lane DND flyover with a toll bridge are already operational, further providing ease and comfort for traffic to and fro from Noida. The DND flyover with toll bridge and toll plaza is a unique project. The Noida authority is maintaining 400 km long internal roads and 125 km long peripheral roads in different sectors, which make the intra-city traffic much easier and comfortable.
With a view to keeping the city green and clean and sustain the ecological balance in Noida, a project to develop parks in 165 acres of the land comprising 95 acres green belt, and tree plantation along 150 km road length is on the anvil. Two sewage treatment plants are in operation in Noida, producing 7 crore litres of water per day, which is intended to irrigate the green belts and parks with various flora in all sectors. The authority will also undertake the construction of underground water-supply facilities, and make possible provision of water at cheaper rates for irrigation purpose.
Lalit Srivastava, chairman of Noida-Greater Noida Authority, says about 35.66 % area of Noida is being developed as a residential areas, with 4,49,456 sq m land earmarked for the purpose and rest meant for group housing projects. For the working class, engineers/employees of different establishments, a project has been introduced involving construction of 31,035 residential units in duplex, HIG, MIG, LIG and EWS categories. For sheltering those below poverty line, under the Shramik Kunj project, 4,952 houses, each a one-room set, have been constructed. Plans are also afoot on a project to bring a senior citizens’ residential complex.
According to Lalit Srivastava, last year Noida had earmarked 7,10,000 sq m land for different industries. There are 6,014 manufacturing units here. With an investment of about Rs 12,710 crore, these industries provide employment to over 94,736 people. To help establish new industries, many industry-friendly and simplified measures have been introduced. As a result, now building plans conforming to bylaws need not wait for approval for commencement of construction. Non-interested entrepreneurs can exercise the option of post-allotment ‘surrender without tears’.
The requirement of seeking permission for mortgaging “fully paid” industrial plots, has been done away with. At the time of transfer of industrial property, the requirement of getting clearance certificate from other departments of the UP government has been removed.
The Noida Software Technology Park (STP) ranks second in the country in terms of export turnover and the Infotech Park (ITP) on 100 acre of land with state-of-the-art infrastructure, housing about 152-200 units make Noida a hub of the second-wave IT revolution.
Noida Export Processing Zone (NEPZ), a 100% export oriented unit and is also located here. During the current year, three residential sectors and two industrial sectors have been developed. In the decade ahead, 3,400 hectare of land will be acquired and developed, out of which 430 hectare has been earmarked for residential, 620 hectare for commercial, 650 hectare for industrial and 200 hectare for institutional purposes. Another 300 hectare of land has been earmarked for development of recreational facilities, which will include an entertainment park and a centre for musical and cultural activities. 125 hectare of land will be utilized for creation of road transport facilities including a bus terminal.
