Owning a house is a dream for every common man. However, the joy is short-lived as with the house comes with several problems that are overlooked by the builders and that become nightmare for the residents.
Unkept promises and incomplete work have become a cause of regular conflicts between residents and builders. Residents allege that at the time of sale builders make a lot of promises, and when they hand over the flats either their work is not completed or they complete the work with many faults. Then they don’t care about the complaints made by the residents. The entire New Ghaziabad including Kaushambi, Vaishali, Vasundhara, and Indirapuram consists of hundreds of high-rise buildings.
Many residents are now running from pillar to post for their grievances to be resolved. It has been alleged that be it improper seepage, maintenance or security, the builders are least interested in solving the problems once the flats are handed over . They are also sometimes seen interfering in the maintenance work.,
A resident of Vaishali Sector – 4 informed that their builder was to leave the premises by January 16 but he did not do so. However they with drew maintenance services of the building except some maintenance staff for the common area.
The company was to provide documents relating to the buildings plans AMCs fore clearance, ownership documents of the moveable properties etc. as per a letter on January 11 and the RWA was to give consent of the majority of the owners/co-owners in writing . But nothing of that sort happened even after constant reminders said Rekha Rastgi, President of RWA of Supertech Residency Vaishali.
The residents are also worried about the confusion on security issues as the RWA has deputed their security guards from February as per the agreement but the company has still not withdrawn its security the builders not only pay no heed to our words but also question then authority of RWA
We have already informed the builders about the registration of our RWA and has shown the consent in writing from majority of the owners/co-owners but they still announces us as baseless, said Atanu Bhattacharya, Vise presidents of Supertech Residency. The problem has been discussed with DM but no concretes solution was provided. The residents own feel that the company does not have any valid document related to the building particularly fire, AMSc ownership of equipments etc. The company through its staff is damaging equipments to pressurizes RWA to give up the residents alleged for instance a part of the pump was broken, top of the tab was broken and meter attached to the DG set was tampered with says one of the residents of a high rise building of on of the prominent builders.
Issue are constantly being discussed with the builders on a regular basis but no proper solution comes out. In one of the societies, seepage is on the major problems. The builders have used bad quality materials and done sub standard work which due to which the problem occurred. After constant complaints they come up with sub standards work which does not solve the problem properly.
The leakage spreads to the basement area. The builder in order to cut cost, do sub-standard work due to which the problem is not solved completely, the residents alleged. RWA of Mahagun Mansion, Indirapuram said that the quality of construction and materials is so poor that almost all the flats have multiple seepage problems. In the last 18 months, there have been 278 complaints of major seepage in which the residents and the RWA have spent a lot of money.
The main sewer line going through the market area has multiple leakages due to which the sewer water enters the basement and seeped even through the walls. The market is still under the maintenance and several please have fallen on deaf ears.
